With New City, Chicago Welcomes Its First “All”

With the opening of Lincoln Park’s New City residences later this month, Chicago renters will have their first opportunity to live in a community that offers the best of apartment living and the best of city living, all without leaving their block.

Say goodbye to the mall, and hello to the “all.”

So what exactly is an “all”? Think of it like a mall plus housing. A mini-neighborhood where all of your needs are met without having to leave the comforts of your enclosed community. Urban planners and real estate developers across the country have been working to create these types of communities in suburban areas to reuse existing malls or strip malls that lost tenants due to the rise in online shopping. Planners and developers bet that by adding housing to the mix, residents in more suburban areas would be drawn to the apartments that offered the opportunity to experience the convenience of urban living by having their grocery store, doctor’s office, and shopping all within the confines of their residential community.

Projects like CityCentre in Houston, Texas and Belmar in Lakewood, Colorado replaced obsolete shopping malls with vibrant mixed-use communities featuring apartments, shops, restaurants, hotels, and office spaces to create mini-downtowns in suburban locations. With the opening of New City, urban planners and developers in Chicago – and across the country – will have another great case study for how these types of inclusive mixed-use developments fare in a more urban location with easy access to downtown and services outside of the community.

Regardless of the long-term impact of this type of development, residents at New City are sure to enjoy some of the best aspects of city living right outside their doorsteps. With an Arclight movie theater, Mariano’s grocery store, LYFE Kitchen, and even more shops and restaurants to come, New City residents can leave their Ventra cards at home and walk across the plaza for shopping and entertainment. And when their feet get sore from all that walking they can head across Halsted to their doctor’s office before stopping by Dick’s Sporting Goods for a new pair of shoes. What more could a renter need?!
