To ensure the smoothest living experience, there are some important things to know before renting an apartment, especially if you’re a first-time renter.

We’ve compiled a list of crucial pointers based on common questions to help you feel prepared before signing an apartment lease.

1. How Much to Save Before Moving

Prior to starting the apartment hunt, make sure your bank account is as prepared for the move as you are. While the amount of savings needed varies from person to person, you want to ensure you have a nice safety net. 

Capital One suggests that folks should have three times their monthly income set aside when they plan on moving. To help you determine your budget, there are a few significant factors to consider.

Many apartments require prospective tenants to pay the first month’s rent along with a security deposit (often the same amount as monthly rent) before getting the keys. So, let’s say your max monthly rent budget is $1,500, then you want to have at least $3,000 cash set aside for rent.

Then you’ll need to consider whether you’re renting a fully furnished, partly furnished, or completely empty place. Because that will also influence how much extra funds you’ll need to spruce up your space and ensure it’s livable. While the cost to furnish an apartment can greatly vary depending on the tenant’s taste, the size of the space, and other factors, estimates suggest that it costs between $3,000 and $5,000 to furnish an apartment from scratch.

Also, don’t forget about common utilities owed within the first month.

2. Deciding Whether to Live Alone or With a Roommate

Sharing your apartment with a roommate comes with pros and cons. Let’s start with the perks.

From a savings standpoint, living with a roommate will likely reduce your monthly costs. Not only will you and your roommate divide the rent, but you will also split other regular apartment utilities, such as electricity and Internet.

If you are a social creature or someone new to the city looking for friends, a roommate could be a nice opportunity for more social connection. If you have a positive roommate dynamic, that means you have a built-in-buddy to hang with and likely make your living experience more enjoyable. 

Now, let’s also look at the potential disadvantages of living with another person.

The reality is when you have someone else in your space, you have to be more considerate of your living habits. That may mean keeping the common areas tidier, keeping your music down, or having people over less often.

There is also a chance you and your roommate may clash when it comes to living standards or ideals. However, this is one of the reasons it’s pretty important to set expectations and have clear communication before cohabitating with someone else.

3. Finding Out About the Parking Situation

While Chicago is known for its excellent public transportation, if you have a car, you will need to consider parking options as you browse apartments.

Finding a building that includes parking will provide you with an extra layer of safety and convenience.

Parking options depend on the location, price, and amenities associated with apartments, but these are common options:

  • Covered parking: This situation is ideal, especially for those who don’t like dealing with bad weather. It can help keep your car and its belongings protected. Parking garages often have extra safety measures, like attendants or surveillance cameras.
  • Parking lot: If you’re okay with your vehicle being exposed to the winter elements, this option may be cheaper than covered parking. 
  • Street parking: While some streets near apartments offer permit parking, keep in mind that this type of parking is the least convenient option but likely the cheapest.

4. Which Bills Do You Pay

As a tenant, there are some costs you cover and some that fall on your landlord or management company.

Let’s examine the common renter costs:

  • Rent: Every month, renters must pay the landlord the agreed-upon rental fee.
  • Utilities: Typical utilities that renters shoulder include electricity and gas.
  • Internet and cable: While some apartments offer bundled deals that include these costs, renters are often up to setting up and paying for both.
  • Renters’ insurance: The state of Illinois and the city of Chicago do not require renters insurance; however, a landlord may require this in their lease agreement. This is also a recommended insurance for renters to have.
  • Move-in fees: These will be included in the lease agreement, so make sure you know what these costs entail before signing.
  • Parking: This is typically an additional expense that falls on the renter if they choose to purchase a parking space.

5. How to Spot Rental Scams

Typically if a rental deal sounds too good to be true, it probably is. If you’re looking at an apartment that is suspiciously lower than surrounding or similar units, that is not a great sign.

Also, if the person listing the property won’t meet you in person or wants you to move in immediately without ever seeing the property, that should also make you weary. It’s a bad sign if they ask for rent or a security deposit before signing a lease.

Additionally, don’t move forward if there’s no tenant screening process or you’re asked to sign an incomplete lease.

To avoid being scammed and losing money, always make sure to see the property in person and read through the lease before signing. Also, having an experienced and licensed broker can help ensure you’re not put in a risky situation.

6. How to Get Renters Insurance

As mentioned above, while renters insurance is not legally obligated in Chicago, many landlords require this insurance. Even if they don’t, having this type of insurance policy is wise. It is designed to protect tenants from financial loss due to unexpected events like theft, fire, or water damage.

Renters’ insurance provides coverage for personal property, liability protection, and additional living expenses. 

There are quite a few avenues to obtain renters insurance. Many popular insurance agencies will bundle renters insurance to make your life and payments more streamlined.

Lemonade is also a popular, convenient, affordable route to insure your rental property.

Before choosing your policy and provider, determine your coverage needs and compare different quotes. In Chicago, the average cost of renters insurance is $124 per year or $10 monthly, with Lemonade and State Farm being the most affordable options in the city.

7. What to Look for in an Apartment Lease

Before signing your name on the dotted lines, examining your apartment lease thoroughly is important.

Common terms in this document include the lease term, monthly rent, security deposit, maintenance, and pet policy.

Be on the lookout for an early termination clause, which can result in fees or penalties if the renter ends the lease early. Also, keep your eyes peeled for automatic renewal, which means the lease will renew for another term if proper notice isn’t given.

8. How to Move into an Apartment

As you sign your lease, you also want to confirm what day you actually get your keys and how you obtain them.

Also, if you are moving into an apartment that requires taking an elevator, be sure to connect with the building in advance and look into the moving process. Some apartments require that tenants reserve a freight elevator to move their larger belongings. 

You will also want to figure out parking logistics beforehand. Is there a reserved place for moving trucks or a maximum time a vehicle can be parked during a move?

That’s why when looking for apartments, keeping an eye out for amenities that offer convenience is key. In-unit laundry might not be as flashy as a pool deck – but when it comes to making your life easier, this apartment feature ranks highly on our list.

Why in-unit washers are dryers are so convenient

There are a few reasons that having laundry an arm’s length away is so helpful:

  • You’re saved from lugging your stuff up and downstairs. The alternative to in-unit laundry is usually either having your laundry in a communal building space (usually the basement) or having to outsource it all together. The obvious perk of keeping laundry so close is not having to move your clothing very far.

How to Find a Roommate in Chicago

You may find yourself in a situation where you want to find a roommate but don’t have immediate options right in front of you.

In this case, start by asking around your immediate circle. Reach out to friends or family to see if they know anyone in the same boat as you. It’s ideal for someone you know to vouch for a potential roommate, especially one you may not personally know. As you start chatting with others, you may even come across someone you know who also needs a roommate.

If you don’t have luck finding someone that way, then consider reaching out to larger networks you’re involved in to try and find someone with overlapping interests. This may be college alumni, church, or sports groups.

Often the last route involves looking online. Start browsing Facebook groups like Chicago Roommates or downloading apps like Roomster to help you connect with a potential roommate.

If someone online piques your interest, don’t sign the lease until you’re sure this is a person you want under the same roof.

You may want to first meet this person at a neutral place, like a park or coffee shop. Here you can better get to know one another and discuss some living expectations and non-negotiables.

Living With a Random Roommate

If you find yourself living with a stranger, there are a few things to keep in mind.

Even if this person does not become your best friend, communication is still important. Even before moving in or committing to live together, consider these questions:

  • How are rent and utilities being split?
  • What are payment expectations?
  • Can other guests spend the night?
  • Do lifestyles align? 

You may want to establish a verbal or written agreement to honor the most crucial agreed-upon terms.

Along with communicating, being respectful is equally necessary. Recognize that you and your roommate will have different habits and interests.

This is not your lifelong partner, so even if the situation ends up being difficult, there is always an end in sight. And in the challenging moments, remind yourself that the roommate situation is helping stretch your dollars.

Living With a Significant Other

You may be in a place where you’re looking to take your romantic relationship to the next step. If you and your significant other are considering living under one roof, it’s critical to prepare for this relational transition.

This can prove to be an exciting growth opportunity if you and your partner are on the same page.

For starters, never underestimate the power of communication. Be sure to start important conversations before moving, and keep these talks going once you live together. Discuss expectations, excitements, concerns, or whatever you need to express before making the commitment.

Dating and living with the same person requires give-and-take. Be ready to make some sacrifices and provide grace. Bad habits are easily exposed when living with another person, but don’t be too quick to judge or get frustrated. While living with your BFF has the potential to enhance your friendship, it’s crucial to set some safeguards in place to preserve the relationship.

Good communication is essential in this dynamic. Although you likely know quite about each other, make sure you express and agree upon living expectations.

In your conversations, it doesn’t hurt to set boundaries. Talk about what your ideal living situation will look like. How should you approach having visitors? Are there certain days of the week when you need alone time? Answering and honoring these questions will help your friendship and roommate situation.

How to Be a Good Roommate

Regardless of who you end up living with it, work to be a considerate roommate.

Step 1: Consider your needs

Before even starting the roommate search, it’s important to take a step back and think about what’s important to you in who you live with. Do you care about cleanliness? Would this person ideally have a work schedule that’s complimentary to yours? What budget do you need to stay in for rent? All of these considerations will shape how you approach the search process, and it’s best to know your nonnegotiables ahead of time.

As you approach the roommate search, think about any existing networks you have in Chicagoland, such as:

What Is a Den in an Apartment — and What Are Its Benefits?

As much of the world has shifted to working from home as a result of the pandemic, the way we think about our living spaces has changed: while we once went to a gym, many renters now seek a gym in their building. Kitchen tables and make-shift desks have replaced offices. Some people choose to host more often in lieu of going out.

With these lifestyle changes, renters are beginning to ask more out of their apartments – and apartment dens, a relatively new yet growing trend, are a great way to answer this need by providing more space without the full cost of another bedroom.

What is a den in an apartment?

Both one- and two-bedroom apartments can come with a den, which is an extra alcove of space that’s large enough to accommodate additional usage but small enough that it doesn’t necessarily qualify as an extra bedroom. A space is designated as a den if it doesn’t have windows or a closet; for this reason, some buildings also refer to dens as a ‘flex space.’

  4. Safety: It’s crucial you feel secure in your home, so look into the safety features that your unit or the building provides. Check to see if there are secure entry systems, doormen, or other measures in place to give you safety and peace of mind.
  5. Apartment policies: Before signing a lease, look into policies that may impact your decisions, such as pet, decorating, and subleasing regulations.

The apartments you view may not check every box, but as you compare different units, having a checklist will help you determine which home hits most of your requests.

What Should Your Apartment Hunting Timeline Look Like?

Everyone’s home hunting journey is unique, but we do advise that our clients follow or at least refer to a timeline to stay on track.

As a general rule of thumb, you want to begin looking for your apartment 60 days before your current lease ends. At this point, you want to focus on budgeting and researching. This is the very initial stage and will help you determine what kind of apartment you can afford and where you should consider moving.

Between 30 and 60 days before moving, you want to tour all of your prospective apartments and begin applying for the units that interest you.

As soon as you decide on an apartment and receive confirmation of your approval, be sure to book packers and movers. To make the process easier, you may also want to slowly pack up items you don’t need in the interim.

15 days before move-in day, confirm and finalize details to avoid last-minute stress. Transfer or schedule utility set up, consider a final walk-through of the property and verify your move-in day and how you’ll get your keys.

During the last week, you can wrap up your packing and final steps, such as changing your mailing address and letting the excitement sink in!

Why Do Apartment Prices Fluctuate Daily?

Just like airplane tickets can regularly change due to supply and demand, so can rental prices. The market in Chicago is frequently changing, and that’s reflected in the price of apartments. 

There are a few common factors that impact apartment prices:

  • The time of year
  • The time of the month
  • The day of the week
  • Dynamic pricing software
  • Strong growth market
  • Location

Despite the constantly fluctuating costs, try sticking to the 30 percent rule. This rule suggests that you spend no more than 30 percent of your paycheck on rent.

If you’re hoping to get the best bang for your buck, you can generally find the best prices in the winter. According to RentHop, rent is most affordable in March. The winter may not provide the Ideal moving weather, but braving the cold (and snow) will likely save you money. Plus, it may be easier to negotiate your rent then.

What is the Average Move-In Fee?

When searching for your next apartment, you also want to keep your move-in costs in mind.

For starters, move-in fees are not the same thing as a security deposit. While security deposits are often refundable deposits to protect the property, move-in fees are non-refundable costs that renters must pay with their first month’s rent.

These fees typically cover additional costs associated with managing the rental property, such as repairs or maintenance.

Move-in fees can vary drastically depending on the property.  They can range anywhere from 20% to 50% of one month’s rent price. In Chicago, the average non-refundable move-in fee can cost someone $425 to $700.

With the average move-in fee in Chicago varying so much, you want to make sure you figure out this cost prior to signing your lease. 

What is a Rent Concession?

As you search for your apartment, you may run into rent concessions. For those unfamiliar with this term, concessions are simply an adjustment or compromise a property manager or landlord makes to lease terms to attract tenants or incentivize existing tenants to stay. 

Rent concessions are often made if property managers anticipate or experience empty units. It helps ensure they can still secure renters, despite a slower market or other circumstances that may lower rental demand.

While concessions may take a few forms, here are the common types you may run across:

  • A free month
  • Discounted monthly rent
  • Reduced security deposit
  • Renovations and upgrades
  • Free amenities

The Apartment Hunting Timeline

When you’re starting to look for an apartment, it’s essential to keep a timeline in mind so that you can keep track of your moving objectives and stay on schedule.

For most people, the real hunting begins between 30 and 60 days before your future move in date.

However, we recommend starting the process even earlier, between 90 and 60 days before your future move in date to give you time to fully prepare. 

60-90 Days Out

In the 90 day window before you move, start with a general search of apartments online and start making considerations for what you want in your next home.

You can take this time to leisurely look at listings and formulate your standards and criteria for your personal search.

30-60 Days Out

Once you enter the window of one to two months outside of your move-in date, it’s time to really begin the hunt.

Reach out to your trusted real estate agent to start viewing apartments in person.

The apartment market can move very quickly, so knowing exactly what you want during this window is a must!

The Loop

Living in the heart of downtown will provide the ultimate urban experience, along with hard-to-beat convenience to concerts.

Within the Loop, you can find some of the city’s most notorious venues that host all types of artists throughout the year.

The Chicago Theatre is one of these iconic venues. The 100-year-old landmark theatre operates as a performing arts venue for concerts, musicals, plays, magic shows, comedy, speeches, and even sporting events.

Old Town

There is no denying the charm that the Old Town neighborhood offers. Walking down the tree-lined streets, you’ll stumble across stunning Victorian-style homes, quaint narrow streets, and adorable local shops.

You can see traces of Old Town’s history in much of the classic architecture, especially around the Old Town Triangle.

The history of Old Town explains where a lot of its charm came from. After the Great Chicago Fire in 1871, the Old Town Triangle was one of the only surviving areas. Afterward, it began to grow, initially attracting many artists and even playing a part in World War II. After the war, the area was known as “North Town” and began hosting art fairs called “Old Town Holiday.” Eventually, the name evolved into its current name, “Old Town.”

In the late 1970s, the City Council of Chicago designated most of the Old Town Triangle a Chicago Landmark to preserve the architectural and historic character of the area. 

Some of the most iconic buildings are still standing here, including St. Michaels Church and the Second City. You can also find plenty more beautiful old buildings that have been around since before the disaster.

River North

River North is equally as magical as Old Town but in a unique way. Many people are enchanted by the downtown neighborhood’s ultra-hip and ultra-urban setting. 

The countless shiny skyscrapers and sleek art galleries tucked away into old warehouse buildings are bound to impress.

River North’s gallery district has attracted plenty of creatives and remains a charming area within the neighborhood. This district emerged during the late 1970s when artists and dealers found themselves drawn to the expansive and dynamic spaces offered by the neighborhood’s former manufacturing buildings. 

Now, the area houses the largest concentration of art galleries in the United States after Manhattan.

As its name implies, River North is located right along the beautiful Chicago River. Tourists and residents alike enjoy boating through or strolling along the beautiful water. There are also a handful of top-notch restaurants and bars along the river.

River North boasts a handful of iconic buildings known for their history and jaw-dropping architecture. Merchandise Mart, The Wrigley Building, and the Holy Name Cathedral are all sites to behold.

Many people also appreciate the fantastic views that many of the River North skyscrapers offer. There’s nothing like sipping on your favorite drink and soaking up the ariel views of the Windy City.

Live Near Wrigley Field

Baseball fans should consider the Lakeview community, specifically Wrigleyville, where the iconic Wrigley Field is located. Game days in this neighborhood are something to behold. The streets, stadium and bars are bustling with enthusiastic Cubs fans, and the energy cannot be beaten.

Lakeview is a few miles north of the downtown Loop, south of Uptown, north of Lincoln Park, and west of North Center. The Wrigleyville area runs from Halsted Street on the east, Irving Park Road on the north, Racine Street on the west and Cornelia Avenue on the south.

The Windy City boasts a wide array of apartment options – from penthouses to convertibles. Narrowing down your dream home may feel overwhelming, but we want to help you find the spot that best suits you.

The Luxury Living Chicago Realty team is here to help. If you’re looking to move to an apartment in Chicago, these are the different types of apartments to consider:

High Rises

Their extreme height and incredible views characterize high-rise apartments. According to the National Fire Protection Association, a high rise is typically defined as an apartment building with seven or more stories. 

While you can find high-rise apartments throughout the different Chicago neighborhoods, they are generally heavily concentrated the more downtown you are. Many of the apartments in “the Loop” and surrounding areas, like River North and South Loop, feature plenty of high-rise options.

Since high rises are often situated in a central location, they offer residents the ultimate convenience. Many are steps away from anything one may need— including restaurants, retail and attractions. This is undoubtedly the case with many downtown Chicago high rises.

People looking for amazing views are often drawn to high rises. Many of the Chicago high-rise apartments boast stellar sites of Lake Michigan, the Chicago River and the Windy City Skyline.

While there are plenty of perks with high-rise living, living high up may come with disadvantages. The main con is that it takes longer and may be more challenging to get up to your unit. Moving into an apartment on a high floor also isn’t the easiest task in the world.

Penthouses

Penthouse units offer ultimate luxury living. They are typically known as the best unit in an apartment or condominium building. 

They provide premier views and ample space. Typically these apartments feature vaulted ceilings and floor-to-ceiling windows. People also appreciate penthouses for the extra privacy and elevated status.

While odds are, nobody would mind penthouse living, this kind of top-notch living comes at a steep price. According to Realtor, penthouse apartments are usually 5-15% more expensive than other units in the same building.

If the penthouse is located in a building with rooftop amenities, such as a pool or gym, residents may notice more noise from above. This is something house hunters want to figure out before signing a lease.

Another challenge with penthouses is the supply shortage. Since there are only a few penthouses per building, they are more of a rarity. Though with the right agent, you can find the best options in the Chicago area.

Lofts

Loft-style apartments are prevalent in urban buildings. These buildings were often industrial warehouses or old spaces that have now been converted into modern residential living.

Loft apartments are known for their tall ceilings and exposed pipes, beams and brick walls. These units are often pretty spacious, especially with their open-concept layouts.

Many people find themselves interested in lofts for their unique charm and character. Over the years, they have become a very trendy living option.

The West Loop is home to some of the best loft living in Chicago. This neighborhood’s transformation from a meatpacking district to a hip spot to live in explains how the loft trend came to be. Many of the old warehouses and manufacturing buildings have been transformed to luxury lofts.

While lofts make a cool living option, they do have their own setbacks to take into consideration.

Because of their specific layout, many lack traditional storage space, including closets and rows of kitchen cabinets. While this is often the case, some people see this as an opportunity to customize their storage solutions.

One Bedroom Plus Den Apartments

This type of apartment unit has become increasingly popular. They are particularly ideal for those who don’t need two full-size bedrooms but still may need a little extra space.

A one-bedroom plus den apartment guarantees more room than a traditional apartment. While a den isn’t large enough to constitute a full bedroom, this extra space can be a multipurpose space to accommodate your lifestyle. It may serve as a storage room, an office, a workout room, a nursery or all of the above.

So why wouldn’t someone just purchase a two-bedroom if they want an extra room? Well, these apartments give residents more space at a cheaper cost than a two-bedroom unit. 

Convertibles

A convertible apartment is an intermediate floorplan between a studio and a one-bedroom apartment. When a studio has an additional nook for bedroom space or even an obviously allocated spot for a bed, it can then be labeled a convertible. 

This type of space is generally larger than a studio and has a separation between the main living area and the sleeping area. This separation can simply be an alcove for the bed, a partial wall, a separate room with a sliding door, or it can be extra space like a hallway that creates a buffer between the sleeping alcove and kitchen/living area.

Convertibles and junior one-bedrooms are often very similar layouts, and the terms are sometimes used interchangeably. Usually, junior one-bedrooms are smaller versions of a property’s one-bedroom floor plan without a bedroom door. The price-point for a junior one-bedroom tends to be close to a convertible, with studios slightly below that range.

This is an excellent apartment option for someone who doesn’t need a ton of space but still needs more than a studio.

If you are looking to own your own property and find more space than an apartment has to offer, consider these condos for sale:

Today, we’re talking about timing your apartment search.

When is the Best Time to Move in Chicago?

The really simple answer to this question is…

When do you need to move?

Are you relocating to Chicago for work and need to be settled into your new apartment before your first day of work? Or, is your lease coming up at your current apartment and you want to have a few days to move out and transition to your next apartment?

Nailing down a “move-by” date (a day you absolutely must move in) is important because apartment availability changes daily. This is especially true during the spring and summer months, which are peak apartment hunting seasons in Chicago.

Have an ideal move date, but give yourself a little cushion. This will open up your apartment options because not every apartment will be available on the first of the month.

When should you look for a new Chicago apartment?

After you determine your move-by date, it’s time to start preparing to shop for apartments. We know from our Chicago renter data, our clients, on average, go out and look for an apartment 36 days before their move date. We have found the sweet spot for touring apartments to be 30-60 days before the move date. At this time properties will have updated pricing and availability for a move-in that will occur during that time frame.

Is there a good time of year to move to Chicago?

As we mentioned above, spring and summer are peak times to look for a Chicago apartment. Due to this demand, at this time of year, you’ll find the highest pricing.

While moving to Chicago in the winter can be challenging to navigate because of the cold and snow, if you are looking to capitalize on slightly lower pricing, then this is a great time to start a lease. Our data shows rent prices in Chicago in the winter months can be $100-$200 lower. That definitely adds up over the year!

What is a Convertible Apartment?

One of the first questions asked by any apartment locator will be, “what size apartment are you looking for?” but Chicago’s terminology can be different from other cities. Floor plan types include studio, convertible, junior one-bedroom, one-bedroom, and one-bedroom plus den.  So what’s the difference between a studio and a convertible? Or a junior one-bedroom and a standard one-bedroom? What qualifies as a den?

Different properties can define and label floor plans in different ways. Fortunately, Luxury Living Chicago’s consultants are here to help and walk you through various layouts and styles. There are some basic guidelines to remember and use when considering which floor plan works best for your lifestyle.

CHICAGO STUDIO APARTMENTS:

A studio floor plan will be the smallest square footage- usually ranging from 400-550 square feet. The kitchen is usually smaller and open to the rest of the apartment. The key to a good studio floor plan is storage space and most of Chicago’s newer luxury studio apartments include a walk-in closet.

CHICAGO CONVERTIBLE APARTMENTS:

When a studio has an additional alcove for bedroom space or even an obviously allocated spot for a bed, it can then be labeled a convertible. When a property offers a convertible layout, it usually means space is larger than a studio and has a separation between the main living area and the sleeping area. This separation can simply be an alcove for the bed, a partial wall, a  separate room with a sliding door, or it can be extra space like a hallway that creates a buffer between the sleeping alcove and kitchen/living area.

Convertibles and junior one-bedrooms are often very similar layouts and the terms are sometimes used interchangeably. Usually, junior one-bedrooms are smaller versions of a property’s one-bedroom floor plan without a bedroom door.  The price-point for a junior one-bedroom tends to be close to a convertible, with studios slightly below that range.

CHICAGO ONE BEDROOM APARTMENTS:

If you’ll need a little more space, standard one-bedrooms in Chicago range from 650-800 square feet. Most one-bedroom floor plans in Chicago feature an open kitchen and living space, with many including a large kitchen island for seating. The one plus den floor plan is usually sought out by those who work from home or would like an additional separated space for guests or dining. Not all one plus den layouts are created equally; most dens are not large enough to be used for guest bedrooms. But that’s why two-bedroom floor plans exist.

What is Transferring Apartments, and Can You Do It?

Whether You’re Upsizing or Downsizing, an Apartment Transfer Might Be Right for You

Moving from one apartment to another in the same building isn’t uncommon. Maybe you want to move from a one-bedroom to a two or three-bedroom apartment for a growing family. Or maybe it’s the opposite — you want to downsize to save money, a roommate is moving out, or you simply don’t need the space anymore.

Whatever your goals are, an apartment transfer can help you achieve them. In this part of our apartment moving tips series, we’ll explore what an apartment transfer is and how to do one — provided they’re permitted by your landlord or property manager.

Important Factors to Consider When Transferring Apartments

  • Talk to your landlord or property manager. Tell them what you’re looking to do, and see what your options are. Apartment buildings in downtown Chicago can fill up fast, so it’s important that you take action when you decide on an apartment transfer.
  • Be prepared for a waiting list. Get your name on it, and see how everything lines up with your current lease terms. Also, keep in touch with the property manager to see where you are in line. If for some reason you decide to not move forward with the transfer, be courteous to others on the waiting list and let the property manager know to remove you.
  • Learn how an apartment transfer would affect your lease. Would you start a new lease? Could your current lease be amended? In some instances, the landlord or property manager might allow you to simply pick up where you left off, but that depends on their policies. Note that your payment history and overall history as a tenant could factor in. Also, you may have to pay a lease transfer fee and sign a lease addendum.
  • Pay attention to the details. If you have a parking space, would it change or stay the same? Would you have to pay an additional security deposit, or would you be entitled to a partial return of your original deposit? These details will depend on the situation.
  • When the time comes, be ready. Start planning your move at least one to two months out. Make your plan, follow our checklist, clean your current apartment, and pack your apartment efficiently. If you’ll need movers, do your research. Secure your movers, confirm dates with your landlord or property manager, and have your things ready to go.
  • Get set up. If you have to create or modify accounts with utility providers, contact them as soon as possible. Typically, they can set start dates for new services and shut-off dates for discontinued services, so everything happens automatically. Confirm with them the week before you move.
  • Make address changes. Contact the local post office and update your address officially. Also, notify your family, friends, and employer of your address change as soon as possible so they can make updates on their end.

Packing an apartment for moving might seem like a daunting task, but with these tips in our apartment moving series, you’ll be ready to go in no time.

Step 1 — Pack Smarter

  • Start early. Start as early as one month out from your move date. Pack up items that you won’t need till you’re moved. The more you can do now is the less you’ll need to do later.
  • Get rid of everything you don’t need or want. From old furniture that you’ll be replacing to old clothes that can be donated, the less you have to move, the faster it will go. Consider whether you can sell or donate. Options like Facebook Marketplace have made it extremely easy to sell furniture and other items quickly and for a fair price.
  • Group similar items together. Don’t toss everything in your bedroom into one large box. Group books, movies, power cords, clothes together, so you know what’s what. Use ziplock bags to store hardware and tape or secure them to the item.
  • Use original boxes if you have them. Valuable items like TVs and computers come in packaging designed to keep them safe and secure. If you kept these boxes, consider using them to store these items for the move.
  • Use luggage and bins. Fill your laundry hamper with non-delicate items and your suitcases with clothes. This will help you save space on the truck.
  • Supply up. Make a list of essentials you’ll need to get through the move. Packing tape, extra boxes, tape measure, extra screws, cleaning supplies, and more should be on the list.
  • Label and color code. You won’t be able to see the tops of boxes in a truck, so label the sides as well. Label by room and contents. Be as detailed as you want — it will only help. Color code by room, too. Consider some room color-coded labels.
  • Use boxes wisely. A large box filled with heavy stuff is worse than a couple smaller boxes with heavy items — especially since smaller boxes can be loaded onto a dolly. Also, use packing tape (not duct tape) to secure boxes. Don’t do the interlocking fold as it’s not as secure as a taped-shut box.
  • Pack fluids carefully. Use Saran Wrap. Unscrew bottled items like shampoo, cover them with the wrap, then screw the cap back on. This will prevent leaks during the move.
  • Take pictures of electronic setups. When you’re all moved in, you can refer to your photos to see how certain cables were plugged into the back of your TV, computer, etc.
  • Set aside essentials. Keep a bag packed with hygienic items and extra clothes just in case, and put cleaning supplies you’ll need right away in a clear bin so you can identify them.
  • Put boxes in a staging area. This will make it easy for you or your movers to quickly and easily access them on moving day. Remember to group boxes for specific rooms together.
  • Can’t take everything with you? Consider a storage service like Makespace to store items you don’t need now or don’t have room for.

Make Sure You Have These Moving Out Essentials

Be Prepared So Your Move to Downtown Chicago is a Breeze

Moving to downtown Chicago isn’t so hard. It just takes a bit of thoughtful preparation on your part to ensure you have all the bases covered. Our next installment on apartment moving tips will help you navigate some of the more tactical elements of your move. Let’s get started.

What You’ll Need to Move Out Smoothly

Boxes. Obvious, right? Sure, but you might be surprised at how many you’ll need. It’s easy to underestimate because it might look like you don’t have that much stuff — until you start digging through drawers, grouping items into piles, going through your closet, and so on.

Thankfully, you don’t have to pay for boxes. (You could, but free is nice, right?) Finding free supplies is easy — you just have to know where to look. Make sure the boxes you get are sturdy enough to hold heavier belongings.

When you’re done, be sure to break them down and recycle. Or, use them for storage.

Bags. Bags can be incredibly useful when moving. You won’t be hauling heavy stuff in them or piling a truck full of them, but they can be handy for grouping certain items together and storing in bins or boxes. They’ll also be handy for protecting clothing, wrapping dishes and other valuables, or bagging up items for donating or throwing away. All sizes work — from grocery bags to larger kitchen bags.

Padding. Bags alone won’t be enough. You’re going to need some padding to protect furniture surfaces, prevent bigger items from damage in the truck, and more. Some moving companies will provide moving blankets, foam padding, and other items (for free or a modest fee). Otherwise, you can use old blankets, towels, and sheets to wrap up items or to use as padding.

Tools to Tear Down and Set Things Back Up

Every renter and homeowner should have a toolkit at the ready — not only when it comes time to move, but also for every day breaks and fixes. Most multi-piece toolkits will come with everything you need to disassemble furniture, make minor adjustments to appliances and fixtures. Remember to keep your toolkit with you during your move so that you can easily access it when you arrive at your new place.

Power drill. Save yourself some serious time and effort over screwdrivers. Use it to disassemble furniture ahead of moving day and reassemble once the move is done. Make sure you have more than one battery and that all batteries are fully charged on moving day. Also, make sure you have a variety of bits — from Phillips to Allen.

Mallet. Some furniture pieces may use plastic or wooden pegs to keep furniture together. Rather than banging them apart with a hammer and damaging surfaces, use a large rubber mallet to detach pieces held in place with a peg. Mallets are softer than steel and distribute force more evenly across a surface. Make sure to use some thick cushioning between the furniture and the mallet, so you don’t leave a scuff mark (start light, then apply more force as needed).

Tape measure. Don’t leave anything to chance. Make sure you know the dimensions of your furniture and the dimensions of where they’ll be going in your new apartment. Nothing is worse than finding out your 60” bar won’t fit in that 57” alcove on moving day.

Level. A tool that ensures horizontal and vertical surfaces aren’t crooked or skewed. You can pick one up for a few bucks at a local hardware store, or download a level app on your phone (there are quite a few to choose from). Just know that an app relies on your phone’s orientation and may not always give a consistent reading. Plus, dropping a phone is much worse than dropping a level.

Finding a Reputable Moving Company

Moving companies, contracts, and fees can get complicated and costly. Here are some best practices for identifying the right moving company for you — whether you’re moving in the same city or from another state.

Do your research. Find some moving companies in your area, and look them up on consumer sites like the FMCSA, Unpackt, American Moving & Storage Association, the Better Business Bureau, Moving Scam, and Ripoff Report. Be sure to get recommendations from friends and family, too. Narrow down your top three and get estimates from them.

Get an in-home estimate. Have an estimator come to your home, and show them everything. Get a written estimate. If you’re moving from out of state, the mover is required to provide you with a copy of Your Rights and Responsibilities When You Move — a booklet by the Federal Motor Carrier Safety Administration. Verify the mover you choose. Get their USDOT number and look them up. Make sure they’re incorporated in your state and don’t have excessive consumer complaints. Review the estimates to ensure you understand the costs associated with the move. If you’re unsure about anything or have additional questions, call them and ask. Don’t take anyone’s word for anything.

Make sure you’re covered. Standard movers’ insurance covers $0.60 per pound. If you have an item that weighs 15 pounds but cost $1,000, the movers are only responsible for $9. Research your insurance options and purchase additional coverage as needed.

Stay in contact. Make sure your movers have a final inventory list, your contact information, and directions to your new home. Also get the movers’ contact information so you can reach them during the move.

If you’re wondering how much rent you can afford in downtown Chicago, we’re here to help.

Income Qualifications:

When looking for a new apartment in downtown Chicago, there are a few factors that most landlords or property management companies consider when approving you for an apartment. Most of them require tenants to earn at least three times the monthly rent in gross income to qualify for that apartment. For example, if you wanted to rent a $2,000 jr one-bedroom apartment, you would need to earn at least $6,000 per month. You’ll need proof of your earnings which can be done by showing a monthly pay stub. Don’t worry, if you are starting a new job, an offer letter will do too!

The 33% Rule:

Our brokers and leasing agents advise our clients to not spend more than 33% of their monthly income on rental housing. It’s okay to stretch a little bit here or there, but that percentage is a very good base to start from. Base Rent + Utilities + Parking = The Whole Picture:

It is important to understand all of the monthly fees you will be responsible for in addition to the base monthly rent. How to Downsize Your Home to Move to Chicago Apartments

Thinking about making the move to downtown Chicago apartments, but wondering how to downsize your home? We encounter this situation regularly with our clients who are ready to leave their single-family home and experience downtown apartment living.

Oftentimes, these clients are pretty taken aback when they first set out to tour luxury Chicago apartments. The average square footage of downtown Chicago apartments and living spaces are much smaller than a house. Our clients typically wonder where they will place their formal dining room table, grand piano, or their original master bedroom set.

The answer to that question is: nowhere.

Modern Chicago apartments of today are not set up for the traditional lifestyle of single-family home living. If you think you’re going to bring all of the belongings that fit into every nook of your 3,000 square foot home with a basement, it’s just not possible.

Tips For Downsizing For a Move

Don’t be discouraged. It’s all about mindset. We have a few recommendations to help you downsize your home so you can live in a downtown Chicago apartment.

Be Prepared to Buy New Furniture

Yes, you’re likely going to need to invest in some new furniture for your new digs. Your giant sectional couch is not going to fit in the new living space. Look at it this way, downsizing offers a chance to change to a more minimal style and mix up interior colors and design. Your new Chicago apartment should be viewed as a fresh start and not an extension of your old home.

Streamline Your Belongings

The most difficult part of downsizing is deciding what to get rid of. However, look at it as an opportunity to start fresh. Consider why you are moving and what you want from your new surroundings. Then keep your household items that help you achieve that vision. If you’re moving downtown to have access to all of the great restaurants in the city, perhaps you don’t need to bring all of your kitchen gadgets you haven’t used in years.

Divide your belongings up and think about what you can pass down to other family members, donate to organizations in need, put in storage for safekeeping, sell on Facebook marketplace, or completely toss.

You can take photos of the objects to help keep you organized during this process. This can also make letting go a little easier as you can make the photos a keepsake.

Of course, leave room to take the essentials with you.

Ask for Help

Ask a family member, friend or professional to help you decide what to keep and what to toss. It’s easy to get carried away and begin to place everything in the “keep” pile. An objective, unbiased opinion is helpful for streamlining your belongings.

Adopt a Minimalist Mentality

Downsizing to a smaller home calls for the opportunity to adopt a minimalist mindset with your possessions, especially your wardrobe. Keep seasonality in mind and store unnecessary clothing in storage bins under the bed. Swap out clothing during different times of the year. As for the clothing you have it’s important to maximize storage space in a downtown Chicago apartment by limiting the amount of clothing items you would need for a month of travel.

Do your best to come to your new Chicago apartment with a clean slate. However, there are always items you may think you will want and/or need that will ultimately come with you. When living in a small space, excess possessions will quickly reveal themselves and you’ll know exactly what to remove after some time spent in your new home.
